"There's a lot of similarities in planning a Commando mission as well as helping a family with their property planning. It always starts off with what is our end goal, what is the target that we have. Then mapping out the step-by-step mission and that everybody knows what is their tasking. And the next thing is to have contingencies set in place because anything can go wrong. In a nutshell, it's having the risk management set in place and to protect the people in high-stake environments."

Why the advice is built around the client

"Most advice are based on the transactions, but it's not based on the clients themselves. The focus should not be about the property, but it should be about the clients themselves and how this property can be the vehicle that helps them."

That distinction decides everything downstream. When the property is the subject, the recommendation stays the same whoever walks in. When the client is the subject, the recommendation changes with the goal, the CPF balance, the eligibility window and the family's tolerance for risk.

What Derrick is trying to change

"A lot of property decisions are based on reactiveness, emotions, and hype. There's also this thing called FOMO. I would rather property decisions become more planned and more intentional, customised and suited for you and your family instead of reacting to someone else's plans."

Who this works for

"I work with anyone who is really serious about their property decisions. In a property agent's role, it should be a two-way street whereby it's a conversation. What this is not genuinely for is people who don't really have anything to voice out, they don't have any questions, they don't really have any feedback. When it's a one-way street, there's no collaboration."

The relationship after the transaction

"What is underlying my own GPS framework is the system that I've set in place that will identify some of the gaps as well as the loopholes and the blind spots that we are not aware of. I don't see it as just one transaction. I see this as a client that I serve for a lifetime, keeping track of your property health and giving you quarterly reviews."
